Signs pared in plans for new LITH gas station

Developers want to build a 4,000-square-foot convenience store with 16 gas pumps and a 4,650-square-foot car wash on the north side of Algonquin Road across from Wentworth Drive.

Jeff Glogovsky, owner of the Glogovsky Oil Co., said the investment into the property is expected to be millions of dollars, but he would not be specific. The facility is expected to employ about 15 people, he said.

Glogovsky owns eight gas stations in McHenry, Lake, Kane and Cook counties. The Lake in the Hills location would be a Shell gas station, he said.

Glogovsky said that if approved by the village, construction is expected to start in the spring and last about five months.

It would be the village’s fourth gas station.

Much of the traffic into the station is expected to be evening commuters, according to village documents.

“We feel it’s a great location,” Glogovsky said. “The community is a fit for us; the location is a fit.”

The convenience store and gas station have been on the drawing board for a while. Village Board members last month expressed concerns about a proposed sign for it.

Developers asked to build two, 15-foot-high signs that were 180 square feet, which exceeds the village’s limits of 8 feet high and 100 square feet. Developers cited two nearby utility poles and trees on a neighboring site in asking for the larger signs. Traffic in the area also runs at 45 mph, which they said would require larger signs.

But because of concerns, developers have reduced the signs’ size to 11 feet high – the same height as the CVS store in the village. The smaller signs would be 132 square feet.

It will be up to the Village Board whether to set a public hearing on the plan.

“It’s a work in progress with anyone who works with the village,” Glogovsky said. “There’s always compromise among the two parties. That’s normally how it works. I think understanding each other is important.”
