WOODSTOCK – A Chicago-based developer plans to build a 10,400-square-foot retail complex on Route 14 in Woodstock.
Troutman and Dams LLC is proposing to build a multi-tenant building in front of the Farm and Fleet at 11501 Route 14, near Lake Avenue in Woodstock. The building will have four to six individual spaces, and the proposal includes a drive-thru on the east endcap, according to planning documents.
Woodstock’s Zoning Board of Appeals will hold a public hearing at 7 p.m. July 27 at Woodstock City Hall, 121 W. Calhoun St., regarding the project. After that, the company will seek approval from McHenry County, the Illinois Department of Transportation and the city of Woodstock. They hope to break ground this year, said Eric Dams, principal with Troutman and Dams.
“We are well on our way there, but there are a lot of things that still have to happen,” he said.
The developer has identified several prospective tenants, but no leases have been signed yet, Dams said.
“There are what I would term medical office providers ... like optical, dental and immediate care. … those would all fit into the plan,” he said. “Food and service-type users. That is how I would envision it shaping up.”
He declined to name specific companies because nothing has been made official. He also declined to state the cost of the project.
The prospective tenants directed the developer to the Woodstock area, Dams said.
“Most of the national tenants saw a need for trade in this area,” he said. “This seemed to be the best real estate available at the time. We are excited to bring this to fruition. We have had great support and assistance from Woodstock.”
