What you should know before building a new house

When it comes to building a new home, there are private builders, and then there are public builders.

“Public builders are owned by the public who have stock in the company,” said George Caravelli, owner of Worthington Homes, In Lakewood, Illinois. “They’re driven by earnings, and production and other external factors that don’t affect a private builder. They have to meet deadlines and they’re forced to squeeze every penny out of it. They bring their base price down, then make their money on the extras.”

A private builder builds an all inclusive house. “We give you all the things that belong in a house at a certain price point and  don’t set you up to buy additional items,” said Caravelli. That includes hardwood flooring, crown molding, chair rail, tray ceilings, oversized tiled showers and real stone. “We use Anderson windows, Koehler, and other brand names, and we include basements in the price. We don’t build on slabs.”

Worthington homes include high-end carriage-style garage doors. “A garage door is such a dominant element on the front of the house, we include it as an enhancement,” Caravelli said.

“The whole message is we step it all up, and the best part is it’s in our price. Our value is greater,’ Caravelli said.

While a public builder can take as little as 75 to 90 days to complete a house, a private builder will typically take six months. “They’re on a production time schedule, so they do trade stacking,” Caravelli said, putting several different trades to work at one time. “Putting many tradesmen in the house at once makes it impossible to work around each other.

All these things are what produces quality,” Caravelli said.
